A Destination Bay Ridge market snapshot — single-family homes and townhouses only

I grew up walking these blocks — Colonial Road, the numbered streets off Third Avenue, the stretch where Shore Road curves along the water. So when I pull sales data for Bay Ridge, I'm not just looking at spreadsheets. I'm looking at houses I've passed a thousand times, in a neighborhood I still call home base.

Over the last three months, 22 single-family homes and townhouses closed here. Line them up and a clear pattern shows up — one that every buyer and seller in Bay Ridge should understand before they make a move.

The headline number

Between June 10 and September 10, Bay Ridge single-family and townhouse sales landed at a median price of $1,655,500, with a median price per square foot of $816. Homes ranged from $900,000 up to $3,675,000, and the typical listing took 41 days to find a buyer — though that range stretched from a 7-day sprint to properties that lingered for the better part of a year.

That's a healthy, steady market. But the median hides the real story, which is that Bay Ridge is quietly operating as two distinct markets right now.

A tale of two Bay Ridges

Split the sales by location and the divide is unmistakable.

The premium corridor — Shore Road, Narrows Avenue, Colonial Road, Ridge Boulevard, and Senator Street — produced 10 of the 22 sales this summer. These are Bay Ridge's signature blocks, and they sold at a median of $1,932,500, or $915 a square foot. The top two sales of the entire quarter both came from here: 8008 Harbor View Terrace at $3,675,000 and 8029 Shore Road at $3,200,000.

The inland numbered streets — the 70s, 80s, and 90s blocks, plus Bay Ridge Avenue, Perry Terrace, Louise Terrace, and Gatling Place — told a different story. Twelve sales, a median of $1,275,000, and $761 a square foot.

That's roughly a 50% price gap and a 20% per-square-foot gap between the two pockets of the neighborhood — a reminder that "Bay Ridge" isn't one price point. It's a range, and where a house sits within it matters as much as its square footage.

The market still moves fast when a house is priced right

Days on market varied widely this summer, and the fastest sales tell you what buyers are chasing. 46 Gatling Place found a buyer in just 7 days. 258 78th Street took 12. 326 97th Street, 13. Each of those was a well-positioned home that hit the market ready to sell.

On the other end, a handful of properties — including 8029 Shore Road and 8506 Narrows Avenue — took well over six months. Both eventually sold at strong prices, which points to something sellers should keep in mind: in Bay Ridge right now, overpricing doesn't kill a sale, it just delays it. Patient sellers on the premium corridor are still getting their number. They're just waiting longer to get there.

What this means if you're buying or selling

If you're a buyer, the inland numbered streets remain Bay Ridge's most attainable entry point into single-family and townhouse ownership, with several recent sales under $1.3 million. If Colonial Road or Shore Road is the goal, expect to compete at a real premium — and expect strong, move-in-ready listings there to move quickly.

If you're a seller on one of the premium blocks, the data supports pricing with confidence — buyers are still paying for these addresses. Just build patience into your timeline, since well-priced homes here can still take a season or two longer to close than a comparable house a few blocks inland.
