March in Monmouth County: The Best Things to Do This Month (Plus a Quick Market Update)
By Laurie Savino | Associate Broker, The Corcoran Group
March is one of my favorite months in Monmouth County. The days are getting longer, the energy is shifting, and there's a buzz in the air — whether you're catching a parade, heading to a show, or just starting to think about your next chapter here at the Shore. If you're a local looking for weekend plans, or exploring the area for a potential move, here's your insider guide to what's happening this month.

St. Patrick's Day Parades Take Over the Shore
March in Monmouth County kicks off with one of the region's most beloved traditions: St. Patrick's Day parade season.
The Belmar St. Patrick's Day Parade celebrates its 53rd anniversary on Sunday, March 1st, with the parade marching along Main Street starting around 12:30 PM. This one draws thousands of spectators every year, and the energy along the route is absolutely infectious. Plan your visit to Belmar →
The following weekend, the Asbury Park St. Patrick's Day Parade takes center stage on Sunday, March 8th at 1:00 PM. The parade route begins at Ocean Avenue and 4th Avenue and winds its way through the heart of downtown, passing landmarks like The Stone Pony, The Wonder Bar, and the historic Carousel House before ending at Cookman Avenue and Main Street. It's a non-profit, community-driven event that welcomes both traditional and non-traditional acts — which is about as Asbury Park as it gets. Get all the parade details →
Pro tip: Johnny Mac's House of Spirits is the official parade headquarters, and Asbury Park Brewery hosts a pre-parade party. Arrive early, grab a table, and soak it all in.

Live Music and Theater Worth the Ticket
Monmouth County's arts scene is thriving this month, with some truly standout performances.
The Count Basie Center for the Arts in Red Bank has an incredible March lineup. Over at Two River Theater, also in Red Bank, catch the acclaimed production of A Doll's House by Henrik Ibsen, running through March 15th. The Bayshore Waterfront Park in Port Monmouth is another hidden gem, with naturalist-led talks and gorgeous waterfront views. If you time it right, you might even learn about the seals that visit the Jersey Shore during the cooler months.
Downtown Red Bank: Always Worth a Visit
Even on a quiet weekend, downtown Red Bank is a destination in itself. Boutique shopping along Broad Street, incredible dining options from casual to upscale, and a walkable downtown that feels alive year-round. Stop into Jay & Silent Bob's Secret Stash for pop culture fun, browse the galleries, or grab a craft beer at Red Tank Brewing. Monmouth County Real Estate: A Quick Spring Market Update
As we head into the spring buying season, here's what you should know about the Monmouth County real estate market:
Median home prices are holding strong, with recent data showing the median sale price for single-family homes around $675,000–$705,000, depending on the source and time period. That represents steady, sustainable appreciation in the range of 3–5% year over year. Homes are still moving quickly — going into pending status in roughly 20–26 days on average.
Inventory is ticking up — New Jersey saw a 10.6% year-over-year increase in homes for sale, which is welcome news for buyers who have been competing in a tight market. However, inventory remains well below pre-pandemic levels, so well-priced homes in desirable towns like Rumson, Fair Haven, Colts Neck, and Red Bank continue to attract serious interest.
Mortgage rates have settled into the 6.5%–7% range, with most forecasts suggesting a potential easing into the mid-to-high 5% range through 2026. This is the "new normal," and today's buyers are well-qualified and serious.
What does this mean for you? Whether you're buying or selling, the spring market in Monmouth County rewards preparation. Sellers should focus on pricing strategically and presenting their homes beautifully. Buyers should get pre-approved and be ready to move when the right home comes along.
